Building Surveys - Introduction

Buying or leasing a property, whether residential, industrial or commercial, is a major commitment for any prospective owner/occupier to make and it is crucial that every precaution is taken before making that final decision to proceed.

A building survey provides a method of checking if a property you are proposing to buy or lease meets your expectations, in terms of its condition, and if it fulfils your business or personal requirements. All buildings will suffer defects to some extent at some stage of their life and it is important that you are fully aware of the severity of defects and ramifications in respect of any constraints this may have on the intended use, remediation measures and the likely associated costs.

A survey should not be confused with a mortgage valuation report. The mortgage valuation, although usually financed by the prospective purchaser/lessee, is intended to give a lender assurance for its loan. It will not be sufficient in providing the purchaser/lessee a full assessment of the condition of the property. Your own personal survey will identify and make a full assessment of defects and the report will deliver information of this and provide advice on remediation. This in turn will put you in a more informed position before you fully commit.
