Design Examples

We provide below some examples of past projects which you will find useful as a guide for understanding the level and type of design which is offered to you by Brandon Consulting Property Services:

Example 1 - Small home extension. Constructed under General Permitted Development Rights and a Full Plans Building Regulations application. We also provide design solutions for larger extensions which require Planning permission. (Please refer to our statutory application and consents page for more information on the different types of applications).

Example 2 - Home loft conversion with dormer window. Constructed under General Permitted Development Rights and a Full Plans Building Regulations application (Please refer to our statutory application and consents page for more information on the different types of applications).

Example 3 – Dwelling structural alterations and beam design. This example shows the enlargement of existing apertures to a load bearing wall which was undertaken under a Full Plans Building Regulation application. Beam design solutions can be provided similarly for clients seeking to achieve a modern open plan space within existing buildings.

Example 4 - Large single dwelling to flats conversion. Constructed under a Full Plans Planning application and a Full Plans Building Regulations application (Please refer to our statutory application and consents page for more information on the different types of applications).

Example 5 - Commercial building internal space planning. This example shows an 18 bedroom hotel and conference facility and involved a full measured survey of the existing floor areas to be undertaken initially. (Please refer to our measured building surveys for further information on how this information would be prepared and presented).

Example 5

Example 6 – Feasibility study home loft conversion. Studies of this type are undertaken as a method of establishing if a building can accommodate a client's proposals in practice. This can be undertaken in conjunction with a preliminary cost analysis which is presented on the basis of an element by element breakdown. Typically used for cost planning or budgeting purposes.
