The natural progression to the preparation stage will involve sourcing competitive and current market value cost comparisons for the work, engaging an appropriate contractor and mobilising and controlling onsite activity. The functions of this will include:

Tender procedure - Inviting tenders from sufficiently experienced and resourced contractors, appraising and advising clients, by way of written report on tenders submitted. Competitive tendering is recommended as a means of ensuring best value for money. Where time constraints preclude the tender process, we can negotiate direct with suitable contractors, and agree costs which reflect market prices.

Contract Preparation - On appointment of the successful contractor, or when a price has been agreed, formal contract documentation is produced for signature by the respective parties. We are experienced in preparing and operating under Joint Contract Tribunal Standard Forms of Building Contract.

Project Planning - Programming the works around the continued occupation of the client. Our main focus is to take responsibility to some extent from clients allowing them to continue uninterrupted with the core activities of their business, or with their daily life routines in terms of residential clients. A strategically programmed project will reduce the risk of project overrun and subsequent contractual implications.

Contract Administration - Is absolutely vital for maintaining planned progress, works quality and cost control. Site visits are made at key stages of the project and the contractor’s performance, under key performance indicators, is conveyed to the client within regularly issued written reports.  Interim contractor payment requests are evaluated and formally certified and cost reconciliation at final account controlled.
