Building Regulation Approvals

Building Regulations affect both residential and commercial properties. 

The regulations to some extent control the way buildings are constructed. It's often necessary to obtain Building Regulation Approval as well as Planning Permission as part of an overall scheme for alteration, extension or new build. Building Regulation approval will also quite probably be required for certain changes under Permitted Development Rights, for example extensions and loft conversions etc.

Work to residential premises under Building Regulations can be inspected and consented under either:

A Building Notice - technical details and drawings showing how compliance is to be met are not submitted as part of the initial application. Building Control officers will inspect elements of completed work at certain stages and sign off as satisfactory if the work complies. This can be suitable for work where quick commencement is required and where the work is relatively straight forward but does carry the risk of work correction should work fall short of the required standards.

A Full Plans Application - technical details and drawings showing how compliance is to be met are submitted as part of the initial Application. Work to be undertaken is agreed by Building Control prior to works commencement.

The technical information will give guidance to a builder which in turn reduces the potential for work correction. Drawings and technical specifications can also be used for making a Lawful Development Certificate Application if work operates under Permitted Development Rights.

Building Regulation qualifying work proposed to all buildings other than residential dwellings will require a Full Plans Application.

Let us produce all necessary drawings, plans, details, structural calculations and specifications that may be required for a Full Plans Submission or give advice to you on and deal with the matter as a Building Notice where this procedure is appropriate.
