Conservation Area and Listed Building Consent


Conservation Area Consent:

If your property is in a Conservation Area and is not a Listed Building, by virtue of provisions under Planning (Listed Buildings/Conservation Areas) Act 1990 you will need to apply for a Consent for works which would not be needed in other areas.

For instance, Conservation Areas impose limitations on Permitted Development and enable the local authority to control more closely the construction and demolition of structures, the volume of extensions and the alteration of the external appearance of buildings.

Let us provide you with appropriate advice on this and also other areas that are covered by specific controls, for example AONBs (Area of Outstanding Natural Beauty), SSIs (Site of Specific Scientific Interest) and sites covered by Article 4 directions (removal of specific Permitted Development rights).

Listed Building Consent:

A Listed Building is one of various grades of listed Buildings which enjoys special protection under planning regulations because of its architectural or historic interest. It is a criminal offence to undertake work of certain types without the relevant consent.

Listed Building Consent is required for the demolition or partial demolition of a listed building, or for its alteration or extension in any manner which would affect its character as a building of special architectural or historic interest. Examples of the types of alteration or extension which would normally require listed building consent are:

  • an extension to a building whether or not it is within the permitted development limits of the Town and Country Planning General Permitted Development Order.
  • alteration such as the removal and replacement of doors and windows; and
  • alterations to the interior fabric of a listed building.

The key to a successful application for Listed Building Consent lies in good pre-application consultations with conservation Officers. Let us Liaise with your local authority as your agent and discuss your proposals as this will dramatically reduce the possibility of application rejection. We then can prepare and submit the required information, to include drawings, specification details and heritage/design statements.
