Who needs a SAP assessment?

Building extension and design flexibility – Building Regulations Approved Document L1B states minimum standards which need to be reached in terms of an extension’s environmental impact and its thermal performance of all new thermal elements integral to the construction for example walls, floors, roofs etc. There is an added stipulation that a maximum glazed area of 25% of the extension floor area cannot be exceeded (plus the area of any windows or doors which as a result of the extension works no longer exist or are no longer externally exposed). This very prescriptive approach to ensuring compliance often acts as a major obstruction for people seeking to adopt design flare necessary for production of a building which is visibly, functionally and architecturally interesting.

We can assist under such situations by undertaking SAP assessment calculations for buildings incorporating innovative building design and where evidence is required to demonstrate that the proposed extension thermally performs within the parameters of acceptable standards in terms of its environmental impact and conservation of energy and power. We will work with you and or your design team by providing advice and guidance in respect of thermal element solutions which are practicable and cost effective to install and which will satisfy Building Regulation L1B compliance.

Material change of use and the change in the building’s energy status– Those proposing to convert existing buildings, or parts of an existing building, from non-habitable to habitable dwelling space may sometimes be creating, in terms of Building Regulations, a new dwelling(s). Under such situations you will be required under Building Regulations to show that reasonable provision will be provided to upgrade specific thermal elements which should meet prescribed minimum standards. This will require SAP assessment and production of an Energy Performance Certificate.

We can assist by undertaking compliance evaluation which will involve SAP assessment and calculations based on the existing building envelope and concentrating on improvement of selected elements which can practicably and cost effectively be thermally upgraded. We will work with you and or your design team in providing advice and guidance at the design stage on measures required for achieving satisfactory overall building energy efficiency performance in terms of meeting Building Regulation thermal requirements. 

Energy payback calculations -  Current Building Regulation Approved Document L1B Conservation of Power and Fuel provides that existing thermal elements proposed for certain renovation activities must be thermally upgraded to prescribed standards unless it can be shown that the work would not be technically or functionally feasible or would not achieve a simple payback of 15 years or less.

Simple payback can be explained as being a saving in energy costs resulting from a particular thermal upgrade over a 15 year period or less which would equate to at least the financial cost for the undertaking of particular renovation work activity. The prescribed standards can be significantly relaxed should calculations reveal that a 15 year simple payback is not financially viable.

We would gladly provide advice and give guidance and undertake simple payback calculations for any size of project and where the scope of works is proposed to be of minor or of major quantity and or complexity.  

New build residential dwellings– The current Building Regulations Approved Document L1A Conservation of Fuel and Power which took effect on 6th April 2014 stipulates that all new dwelling specification proposals must now undergo an energy efficiency assessment. The results from which should show a performance comparison between the proposed building’s CO2 emission and fabric energy efficiency against strict benchmark standards. The Energy performance of the proposed building must be at least equal to the bench mark standards in order to be Building Regulation AD L1A compliant.

This evaluation will entail a multi stage SAP assessment calculation process which is first adopted at the design stage before works commence, again at the as built stage once the construction work has been completed and potentially at interim construction should specification variations be introduced at any time during the building work period.
